Injaz Real Estate Trustee in Dubai: Services, Fees, Process & Contact

by Today Khaleej

Injaz Real Estate Trustee is a Dubai Land Department (DLD)-approved Real Estate Registration Trustee that facilitates eligible property-registration transactions through DLD systems and trustee services. DLD’s official directory currently lists Injaz Real Estate Registration Trustee L.L.C. in Al Thaniya Third, Dubai, with the telephone numbers 600 546 529 and +971 4 561 3000. DLD’s directory currently shows its working hours as Monday to Friday, 8:30 AM to 5:30 PM.

The trustee’s role in practice is to assist in the processing of transactions like the sale or transfer of properties, mortgage sales, registration and release of mortgages, transfer of gifts and grants, pre-registration sales, blocking/unblocking, lease-to-own properties and certain corporate property sales. The documents, government fees and the time required to approve and complete the DLD service vary from service to service.

To reduce the reliance on a traditional walk-in process, a separate digital side of the business, Aqari, offers customers services related to business, including trustee services and property-related services, through digital Ejari channels and others and customers can initiate certain services without having to do everything digitally.

What Does a Real Estate Registration Trustee Do in Dubai?

Injaz Real Estate Trustee reception and customer service office in Dubai

A Real Estate Registration Trustee isn’t just a real estate agency! It’s associated with the administrative and enrollment part of Dubai property transactions.

In the case of DLD, customers are currently required to present documents at one of DLD’s Real Estate Registration Trustee centres, where documents are entered and audited, payment of applicable fees is made,s and electronic outputs are issued.

This distinction is important as three parties can be confused in the minds of buyers and sellers:

  • The real estate broker helps facilitate the property transaction.
  • The bank or financing institution handles financing and mortgage-related matters.
  • The Registration Trustee facilitates the registration process through DLD’s systems and service channels.

In this respect, then, a trustee in no way takes the place of DLD. DLD is the government authority that regulates Dubai’s land and property registration system and approved trustee centres offer land and property registration services. DLD states that its trustee-centre service enables access to centres where real estate dispositions like sale and mortgage registration are handled.

Injaz Real Estate Trustee Services

Services include some of the most critical property-registration situations in Dubai.

Property Transfer and Sale

Registering completed property sales or transfers is one of the main services. Injaz says it enables the transfer of ownership and registration with DLD.

At present, the procedure for selling a property at DLD involves the seller and the prospective buyer, or their legal representatives, submitting the necessary paperwork and identification. As for individuals, DLD currently accepts an Emirates ID for ID purposes or a valid passport for non-resident foreigners and an electronic NOC (National Occupancy Certificate) from the developer, as applicable in freehold areas.

This document checklist is only illustrative and the requirements may vary based on the property, parties, financing structure and transaction type.

If you wish to sell or transfer your pre-registered property, please contact the College to discuss the process.

Sale or Transfer of Pre-Registered Property

Injaz lists “Sell Pre Registration” as one of its Registration Trustee services and states that this transaction should be done based on DLD requirements. Published information also highlights documents like a developer statement of account in relevant instances.

The documents required for an off-plan transaction may differ from one transaction to another because of its payment schedule and/or its specific requirements, which may involve a developer.

Gift and Grant Transfers

Property isn’t always sold in a regular transaction. Trusts are also transferred by gifts or grants for the benefit of the trustee(s) of Dubai.

Injaz provides Gift/Grant as a registration service and DLD has an array of procedures in place for various scenarios related to registration of property.

This might be especially significant if the transfer is among family members or if the transaction is not a commercial sale. Prior to visiting the trustee centre, the relevant DLD conditions and relevant documentation should be verified.

Mortgage Registration

If a Dubai property is being financed via a mortgage, the mortgage itself needs to be registered pursuant to the related DLD procedure.

Injaz offers mortgage-registration services and issues guidance on all aspects of documentation, including the title deed, mortgage letter, identification documents and, if applicable, passport documentation for non-residents.

According to DLD, Real Estate Registration Trustee centres also process mortgage-related transactions.

Mortgage Release

If a mortgage has been paid off, the mortgage-release procedure might be needed for the property.

Injaz says its mortgage-release service works with the bank and DLD to update the property record upon the completion of the financing obligation.

Specifics of the bank letter, title documentation and other requirements vary from case to case.

Lease-to-Own / Ejarah

Lease-to-Own – Ejarah is also registered as a Registration Trustee service by Injaz. According to DLD, lease-to-own registration is a process between the seller, purchaser and financing entity, where payments are made to the entity towards ownership eventually.

DLD’s current procedure includes specific documents and fees listed for this service, indicating that it is preferable to look at the exact DLD requirements as opposed to a generic checklist of documents required for a property transfer.

Blocking and Unblocking

Injaz also provides the services of blocking and unblocking.

Such procedures may be applicable in cases where there is a need to place a restriction on a property record, or to remove a restriction from a record. The requirements and fee information are published separately by Injaz; fees may vary according to DLD regulations.

Corporate Transfers Through JAFZA and DMCC

Additional corporate documentation and approvals may be required for property transactions with a company.

Transfers of JAFZA companies or DMCC companies are specifically mentioned in Injaz’s trustee services.

Care should be taken not to consider these transactions in the same way as a typical individual residential sale, as registration of a company, authorization to sign and corporate documentation may influence requirements.

How Much Are Registration Trustee Fees in Dubai?

This is one place where it’s easy to get confused by articles on the Internet that are already several years old.

For a standard property sale, DLD’s current service information lists a service-partner fee of AED 4,000 plus VAT when the sale value is AED 500,000 or more and AED 2,000 plus VAT when the sale value is below AED 500,000. That corresponds to AED 4,200 and AED 2,100, respectively, when 5% VAT is applied to those stated service-partner fees.

But this isn’t the sum of all costs involved in the purchase and sale of real estate in Dubai.

For the ongoing DLD property-sale service, DLD provides an individual listing of:

Charge Current DLD information
Seller’s sale registration fee 2% of sale value
Buyer’s sale registration fee 2% of sale value
Service-partner fee ≥ AED 500,000 AED 4,000 + VAT
Service-partner fee < AED 500,000 AED 2,000 + VAT
Title deed certificate AED 250
Unified Dubai Municipality map AED 225
Certain other map charges May apply
Knowledge fee AED 10 per drawing
Innovation fee AED 10 per drawing

As a result, it is crucial to differentiate between DLD government charges, service-partner/trustee charges and any other fees that may apply to a Dubai property transaction.

Injaz also produces fee sheets specific to the services. As fees and requirements are subject to change, its own terms mention that some fees, documents and approvals are subject to the DLD rules, which may be varied.

What Documents Do You Need?

No single document list that is applicable to all transactions.

DLD currently requires the Emirates ID of the seller/buyer for identification, or a valid passport for non-resident foreigners, along with an applicable developer e-NOC for a straightforward property sale.

Other documents may be used in addition, including:

  • Title deed or certificate of ownership
  • Power of attorney, where someone legally represents a party
  • Mortgage or bank documents
  • Developer documents or NOC
  • Corporate documents for company-owned or company-related transactions
  • Manager’s cheque or approved payment method, where required

Injaz’s transfer guidance includes documents that may be necessary for a transfer/sale transaction, including the Title deed, NOC, Contract F, Identification documents, Contact information and POA.

The best way to be sure is to double-check the list of documents for your specific transaction type prior to going in person, since missing documents may slow down the transaction.

How Does the Property Registration Process Work?

The property sale process occurs on a broad level of play and while the specifics of the process may differ from one trustee to the next, DLD’s current process provides a good general model for the process.

1. Prepare the transaction documents

The buyer, seller, or authorised representatives collect the documents needed for that particular DLD service.

2. Visit the Registration Trustee channel

The parties then go to a Real Estate Registration Trustee centre and present the papers for verification for applicable services.

3. Transaction details are entered and checked

The trustee employee enters the information into the appropriate system and ensures that the information is accurate before finalizing the transaction.

4. Pay the applicable fees

Payment is made by the methods allowed for that service, including government charges and service-partner fees.

5. DLD processes the registration

If all the necessary checks, approvals and payments are done, the transaction gets through DLD’s system.

6. Receive the electronic output

For this property-sale service, DLD claims the outputs consist of an electronic copy of a Title Deed, an electronic copy of a map and fee balances.

This is where the importance of accuracy in documents comes in. A trustee may help with the transaction, but may not waive the legal, verification, or approval requirements of DLD.

Injaz Location, Phone Number and Working Hours

Injaz Real Estate Trustee office corridor and service area in Dubai

Injaz appears officially in DLD’s directory and their contact numbers are 600 546 529 and +971 4 561 3000. Listed on DLD, their working hours are currently Monday to Friday, 8:30 AM to 5:30 PM.

Injaz’s current website gives its office address as:

Emaar Business Park 3, Ground Floor, Office No. 1, The Greens, Dubai, UAE.

Note a practical aspect here: the hours of operation may vary from one web page to another. If visiting at a specific time, check the hours with Injaz or the current DLD directory and not a third-party listing, before travelling. At this time, the DLD Directory is the more authoritative source for the listing of Registration Trustees.

What Is Aqari and How Is It Connected to Injaz?

Aqari is an Injaz-operated digital service channel.

These current terms define Aqari as a remote channel for Ejari, electronic, DLD-related and other services, in compliance with WhatsApp. It can enable customers to upload documents, pay via approved gateways, receive outputs or receipts and final approvals and applicable fees will continue to be subject to the rules of the DLD.

The service has additionally straightaway been recognised via a DLD partnership. In August 2024, DLD announced the launch of the 6005AQARI platform in partnership with Injaz, which is a model to provide real estate services remotely via video calls or WhatsApp and to minimise the need for some of these services to be conducted in the office.

Aqari is now offering services such as Ejari registration, title-deed amendments, property valuation, issuance of property map and heirs’ property ownership.

Aqari says that customers can use WhatsApp to send documents and get the certificate digitally with Ejari. It requires documents like the tenancy contract, Emirates IDs, passport copies, UAE Pass and the DEWA premises number for the new registration.

Is Injaz the Same as the Dubai Land Department?

No.

The government entity is the Dubai Land Department (DLD); a Registration Trustee approved by the Dubai Land Department (DLD) and a facilitator of the designated registration services using DLD systems and service channels is Injaz. Indeed, this relationship is explicitly defined in the terms of Injaz and the terms upon which certain steps, documents, fees and approvals are based on DLD rules.

When reading information online, it’s important to distinguish between them. If the official regulatory requirement is not displayed on the current DLD service page, then the other website’s fee or document requirement should take precedence.

How to Verify Injaz Before Your Property Transaction

Confirm the trustee before you give valuable property documents or make payments.

The most helpful checks are:

  1. Check the DLD Registration Trustee directory to confirm the office appears in the official list.
  2. Confirm the exact service you need and review DLD’s current requirements.
  3. Ask for the current fee breakdown, separating DLD charges from trustee/service-partner charges.
  4. Confirm the required documents before attending.
  5. Verify appointment and working hours directly before travelling.

That is a more dependable method than using the old blogs on properties or directory listings, or social-media postings, especially as DLD procedures and fees may alter.

Why the DLD Source Matters More Than Generic Property Blogs

When people search for Dubai trustee services, there will be a combination of official government information and articles about properties that are older or company pages.

When it comes to transactional information, the hierarchy should be easy to understand:

DLD official service information → Injaz’s current service information → reputable secondary sources.

All procedures, required documents, fees, service times, payment methods and issued documents are currently available individually on pages for each service on the DLD website. For instance, its current property-sale page was updated on 3 September 2026 and it is a lot more valuable for the present purpose than an undated third-party article.

Injaz’s terms also recognize that the service descriptions are information and not definitive requirements or outcomes – these are governed by DLD.

Especially for buyers and sellers of high-dollar purchases.

Final Takeaway

Injaz is a Registration Trustee in Dubai approved by DLD that handles a wide variety of property-related registration processes such as transfer of property, pre-registration, blocking, mortgages, etc. and gift and release. It also provides trustee-related services through its digital Aqari operation in remote channels like WhatsApp and online Ejari processing.

Finding a trustee office is not the most important thing for a buyer, seller, investor, or property representative. It is ensuring that the right DLD service, documents, approvals and fee structure are established prior to the deal.

For current contact information, office verification and trustee status, DLD’s official Registration Trustee directory should be your first reference. When sending documents or making payments, check the transaction-specific checklist with the most recent instructions provided by Injaz for the DLD service page.
